The numbers

The Association of Interior REALTORS® (AIR) reports the Central Okanagan as one region, including Kelowna, West Kelowna, Lake Country and Peachland. It doesn’t publish a Lake Country-only benchmark, so this guide doesn’t invent one.

  • $1,056,700single-family benchmark (excludes lakefront and acreage)
  • $698,600townhouse benchmark, down 3.3% year over year
  • $465,700condo benchmark, down 5.5% year over year
  • 327total residential sales, down 9.4% year over year

What it means in Lake Country

A slower summer market gives buyers more time and more room to negotiate, especially on condos and townhomes, where benchmark prices fell year over year. Single-family prices held roughly level. Lakefront, acreage and vineyard properties aren’t in the benchmark at all; each one has to be priced on its own sales.

For a Lake Country-specific read on a property, Sean pulls recent sales for the exact sub-area (Lake Country North West, South West or East/Oyama) from the MLS® system. Ask for a free price opinion.
