Carr’s Landing is one of Lake Country’s four historic communities, a rural ward on the east shore of Okanagan Lake north of Okanagan Centre (District of Lake Country). It has no town centre of its own. What it has is shoreline, space and privacy: hillside lots looking west over the widest part of the lake, and lakefront properties along the water.

Ten minutes from the tasting rooms
Camp Road links Carr’s Landing with Okanagan Centre and runs past three wineries: Gray Monk (1055 Camp Rd), Ex Nihilo Vineyards (1525 Camp Rd) and Arrowleaf Cellars (1574 Camp Rd). The rest of the Lake Country wine route is a short drive away. See the wine route chapter.

What to check before buying in Carr’s Landing
Water
The District runs a separate water system for the Coral Beach area, alongside its Okanagan Lake, Beaver Lake and Oyama Lake sources (District water quality). Some properties may be on a private source. Ask which system serves the address, how it’s treated and whether any advisory applies.
Septic
Much of Lake Country outside the serviced core relies on septic, and the District notes that some soils are poorly suited to it (Liquid Waste Management Plan FAQ). Get the permit history, the system’s age and a professional inspection.
Lakefront, docks and the foreshore
In BC the foreshore below the natural boundary generally belongs to the Province. A dock or boat lift needs the right provincial authorization, and riparian rules limit work near the water. Ask the seller for permits and confirm them before you remove subjects.
Land use and the sector plan
The District’s Carr’s Landing Sector Plan and the new Official Community Plan, adopted July 23, 2026, guide what can be built or subdivided here (West K News). If you’re planning a rebuild, a carriage house or a subdivision, check zoning and the plans first, along with any Agricultural Land Reserve on the lot.

Unique homes need a careful price
Lakefront and large-lot homes have few true comparables, so automated estimates miss by a wide margin. Ask for a price opinion built on real sales and the details that matter here: frontage, dock permits, water source, septic and view.
