Sean Phillips is a REALTOR® with Coldwell Banker Executives Realty in Vernon, BC, working under his Chalet Sean brand. He was first licensed on July 4, 2022, and is licensed to trade in real estate anywhere in British Columbia.

He started out in commercial real estate and moved into lifestyle real estate after falling in love with the Okanagan. He lives here full time, and the way he sees it, a house is only part of what you’re buying. Why this guide exists

Most real estate websites are thin: a listings feed and a contact form. Lake Country deserves better, because buying here involves things that surprise people from elsewhere: several water sources with different track records, sewer on some streets and septic on others, and a district where about half the land is in the Agricultural Land Reserve. Sean built this guide to answer those questions properly, with a source beside every fact and a plain “confirm this with a professional” wherever the rules are uncertain.

It’s independent. It isn’t affiliated with the District of Lake Country or any winery.

How Sean works

  • A 40-year technology background. Sean uses data and good tools to research areas, track listings and keep clients informed, which is how a guide like this gets built.
  • Commercial training. His start in commercial real estate means he reads zoning, title and ALR documents closely. That’s useful in Lake Country, where an acreage’s rules can matter as much as its kitchen.
  • Straight answers. If a property is on a water source under an advisory, an old septic field or farmland with limits, you’ll hear about it early.
  • Local referrals where they help. Sean is based in Vernon, about 30 minutes north, and works throughout the Okanagan. Where a buyer or seller is better served by a REALTOR® who works in Lake Country every day, he may refer you to one. Any referral fee is paid between brokerages and disclosed to you in writing.
