Reading a Lake Country listing
A few words to watch for:
- “Septic” or no mention of sewer: ask for the permit, age and pumping records. See the water and septic chapter.
- “Well” or a water source you don’t recognize: check which system serves the address and whether it has a standing advisory.
- “ALR”, “farm status” or a large lot: farmland rules limit what you can build and how you can use it.
- “Suite” vs “legal suite”: ask for the permits.
- “Short-term rentals allowed”: BC’s principal residence requirement applies here, plus a District licence (details).
- “View lot” at the top of a hillside: probably at the wildland interface; get an insurance quote early (chapter 09).
The best listing alert is the one that tells you what the listing doesn’t.

In August 2026 the Central Okanagan benchmark price was $1,056,700 for a single-family home, $698,600 for a townhouse and $465,700 for a condo, per the Association of Interior REALTORS®. Lake Country isn’t reported separately. See the market chapter for more.

Ask about a street, a water system, or what your place is worth
