Editor’s note

Three things that make Lake Country different from Kelowna

Lake Country sits between Kelowna and Vernon on Highway 97, and many people who live here work in Kelowna or fly out of YLW. But buying here is its own exercise, for three reasons.

1. Four communities, not one town

The District was formed on May 2, 1995, joining Winfield, Okanagan Centre, Oyama and Carr’s Landing. Each is still its own ward with its own councillor, and each still feels different: Winfield is the town centre on Highway 97, Okanagan Centre and Carr’s Landing are lakeside and rural on Okanagan Lake, and Oyama sits on the narrow strip of land between Wood and Kalamalka lakes.

2. Water and wastewater vary street by street

The District draws water from four sources, and two of them, Beaver Lake and Oyama Lake, are under standing water quality advisories until a treatment plant is built. About 3,500 properties are on District sewer; many others are on septic. Two homes a kilometre apart can have very different running costs and due diligence. The water and septic chapter explains how to check.

“In Lake Country, ask two questions before you fall for the view: where does the water come from, and where does it go?”

Sean Phillips, REALTOR®

3. Farmland and wine all around

Nearly half of Lake Country’s land is in the Agricultural Land Reserve, growing cherries, grapes, apples, pears and peaches. That keeps the hillsides open and the wine route a short drive from almost any address, but it also limits what you can build or subdivide on an orchard or vineyard property.

Ask about a street, a water system, or what your place is worth

Sean Phillips lives full time in the Okanagan and works the whole valley, from Vernon down through Lake Country to Kelowna. Ask him which areas are on lake water and which are on Beaver Lake or Oyama Lake water, whether a house is on sewer or septic, how much of a property is in the Agricultural Land Reserve, or what a realistic list price looks like this month. Straight answers, no pressure.
